Make sure you read through your lease contract
Before you sign a lease with your new apartment community there are a few things you will want to go over before you sign your name on the dotted line. Many times our clients are such in a rush to move in. And they fail to read through the entire contract. This can really create some havoc in the entire process. We have pointed out a few items that most renters should be aware of before they actually move in the property.
Most properties will require you give notice. I cannot tell you how many times renters were ready to move out of their apartment home at the end of their lease. However, they failed to read the fact that notice is required. Most properties today are requiring a 60 day notice. This simply means that if your lease ends on August 1st you will need to give notice by May 1st. If fail to give notice in a timely fashion you will have to stay another month. Many renters are very unhappy when this happens to them. However, the property needs to know what apartments will be coming up for lease. Running an apartment community is a business and a 60 day or 30 day notice is probably fair. Make sure you give the notice in writing.
Who is responsible for maintenance? This will be very important. In most of the public apartment communities, they will cover all maintenance issues that may arise from a plumbing malfunction to a non-working washer and dryer.
If you are signing a lease with a private owner or landlord you will want to know
the terms. If the air conditioner goes out or the toilet won’t flush you may have an expensive bill to pay. Most standard lease contracts will point out who will be responsible. It would be a very stressful situation if you found out you were responsible for all repairs. You probably would want a professional to come inspect the home before you signed the lease so you would know what condition they house is in.
What if you need to terminate your lease early? Do you know what you will have to pay? Are there any exclusions for people who may not have to pay the fee. This usually varies from one apartment community to the other. In many cases you may have to pay 2 months rent in advance. Other Kingwood apartments have an upfront fee plus a percentage of time it may take to lease your former apartment to another occupant. Many apartment communities have exclusions for military personal. If they are transferred they may be able to get out of the lease without any penalty.
The lease contract should also state what portion of your deposit, if any, is refundable. To rely entirely on the leasing agent for this valuable information is a mistake. What counts is what is in writing. The “he said” “she said” excuse will not hold up in court.
Most states will require that Galleria apartments must either send your deposit back, or an itemized list of what was deducted within 30 days of your move out.
