Pilot Point TXHome Sales Rise 19% In November 2011

Pilot Point Texas real estate Sales were up 25% in November over the same month last year with 30 homes selling this month compared to 24 sold this month last year! For the 2011 year to date, overall home sales were Up 3% with 400 homes sold compared to 388 homes sold last year.
New listings were down 25% for the same period last year with 49 homes listed as compared to 65 listed this month last year. For the year 2011, overall home listings were down 17% with 780 homes listed as compared to 941 homes listed last year.
Listings under contract were down 36% with 16 homes contracted compared to 25 homes contracted this month last year. Listings under contract for all 2011 were up 2% with 399 homes contracted as compared to 392 contracted last year.
The average sales price of homes was up 7% to $162,080 as compared to $151,734 for this month last year. For the year overall, average sales prices were up 1% to $166,729 as compared to $165,661 last year. Sellers received 90.8% of their asking price this month as compared to 91.3% this month last year. For the year overall, sellers received 92.2% of their asking as compared to 93.5% last year which is a -1.3% change. The average days on the market until sold was up 14% at 94 days compared to 82 this month last year. For the year overall, the average days on
the market was 118 days compared to 102 days last year which is a 15% change.
The current supply of homes on the market was 269 homes, down 25% as compared to 358 homes from the same period last year. There is a 7.5 month supply of homes on the market, down 26% as compared to a 10.2 month supply from this month last year.
