When you're selling your home, it needs to be presentable to potential buyers and so you may be considering updating the decor to make it more attractive. But if you don't have savings, you may need another way of financing the project.
Well, one option that may be available if you have no other funding sources is a remortgage. By doing this you could borrow more money from your mortgage lender in order to allow you to pay for the materials and labour required to redecorate your house. This could also push the price of your home up!
One of the most simple projects to make your home more attractive and comfortable is to give the rooms a lick of fresh paint. This won't cost a fortune and can make a world of difference. But do make sure that you buy quality paint and don't rush to ensure that the paint lasts. If in doubt, get a decorator in to help.
Before repainting your rooms, you'll need to remove the existing wallpaper and smooth down the walls. You can then put new wallpaper up, and add two layers of your desired paint on top. Keep in mind that natural colours will be more attractive to potential buyers in years to come.
Something else that you can do to liven your home up is to have new carpets or flooring put down to make the property look more modern and
new. People love to feel as though their new home has never been lived in, and this would really give that feel to the house.
Keeping doors, skirting boards and coving fresh is also important. If you have natural wood doors and skirting perhaps you could lightly sand them down and add wood stain. If they are painted, sand them and apply a new coat.
Instead of forking out hundreds or even thousands on new furniture, why not just tart up your existing stuff? Paint the kitchen table, throw a cover on your settee and add new soft furnishing to make it look smart. This will help buyers to see how it could look if they lived in it.
Make the place feel like a home, but not a showroom. Flowers, decorative items, candles and plants can all add to the atmosphere to make the place homely and can get hold of a buyer's heart because they can identify with it and imagine themselves living in it.
Take the time to make the outside look nice too, as this is the first area that a potential buyer will see and first impressions count. Keep the garden tidy if you have one, consider repaving the drive if it looks tatty and clean all of the windows. A hanging basket or too could help too!
Whichever projects you need to do to make your home look neat and saleable, getting a remortgage can help to fund them so that you can make the most profit possible from your beloved home.
