In the United States if you wish to become either a real estate agent or a broker you must get a real estate license from the state you plan to work in. Each of the 50 states might have different laws and regulations regarding the issuing of a real estate license. Then once a real estate license has been attained, the agent or broker must abide by the laws and regulations of that state regarding the sale of property. All 50 states require that a prospect take approximately 60 hours of coursework before sitting for the real estate license exam. This exam is to attain an agent's license not a broker's license.

We will also look at some of the rules and regulations governing the actions of an agent or broker that vary from state to state. In all 50 states the candidates for a real estate license must be sure they are taking accredited real estate courses. Where a prospective agent chooses to take courses is a very important decision. They have to be sure the courses they are taking will be recognized in the state where they hope to get their real estate license. Now let's look at a few of the state's requirements.

In the state of Georgia the process for attaining a broker's real estate license is a multi-part procedure. Here is the process for attaining a broker's real estate license you must pass a Georgia certified criminal background check. Any candidate for either a broker or agen
t real estate license must obtain this report. The state may deny the real estate license to anyone with prior criminal convictions or sanctions from any occupational oversight body.

Other requirements include the applicant must be 21 years of age or older to attain a broker's real estate license and have a high school diploma or GED. Then the prospect must complete the 60 hour Pre-Broker Real Estate License courses from a school approved by the state of Georgia or 15 hours of college coursework towards a real estate major or certify completion of the 60 hours pre real estate license coursework from a reciprocating state or Canada. Candidates for a broker's real estate license must have been licensed as an agent for 3 or the past 5 years. Prospects must pass the state exam for a broker's real estate license and pay the appropriate real estate license fee.

In order to attain a broker's real estate license in Texas you must have at least 2 years of active experience with an agent's real estate license in Texas or have a broker's real estate license from another state for at least two years. Then the candidate must complete 270 classroom hours of real estate courses including 30 hours towards the broker's real estate license. There are 630 additional classroom hours you must have that are acceptable to the Texas Real Estate Commission or a bachelor's degree or higher. Then you pay the broker's real estate license fee, provide fingerprints, pass the broker's real estate license exam and have not defaulted on student loans.

So you can see from just these two examples that requirements for a broker's real estate license can vary greatly from state to state.
